Useful Information

The following is useful information that tenants will want to keep readily available. Take a moment now to mark our web page as one of your “favorites” so you can check in from time to time for updates and also check for rental availability for yourself, friends, or family.

General

Please exercise care and good common sense in the use and occupancy of your home. Take care to keep it clean, neat, and orderly. Guard against abusing property, fixtures, and equipment. Please refer to your lease for the list of repairs and maintenance that are the tenant’s responsibility. Change your air filter monthly!

Payment of Rent

Rent is due on the first of every month. After the THIRD of the month, a $XX flat fee is charged and $XX per day (including weekends) late fees will be charged until balance is paid in full. Any tenant who has not paid their rent in full will be subject to late fees and court action as outlined in the lease. Rent is to be paid in the form of a personal check or money orders. No cash payments will be accepted. There is a $XX charge for each check returned by the bank for nonpayment. Please be aware that a poor rental payment history may affect your credit rating.

General Repairs & Maintenance

When repairs are necessary, you may call our office during business hours at XXX.XXX.XXXX or our after-hours emergency line at XXX.XXX.XXXX. You may also submit a maintenance request online through the resident center. Our maintenance team will contact you to set up an appointment within 24 hours of your call.

Note: When you agree to a date and time to meet our maintenance team and no one is at the property when maintenance arrives, you will be charged $XX. If the maintenance call is considered an illegitimate claim by the professional, you will be charged for the fees charged to us.

Emergency Maintenance

During business hours: Please call XXX.XXX.XXXX immediately and leave a message.

During after hours: Please call XXX.XXX.XXXX

Emergency situations include gas leaks, break‐ins, no heat, no hot water, or busted water lines. In case of an emergency, please take the following appropriate actions first:

  • Busted water line ‐ turn off the main valve to the house or the valve location closest to leak ‐ call the emergency line if it is after hours.

Locked Out?

Keys will be provided only to residents named on the lease. Please have proper ID with you when picking up the keys. If you are locked out during hours when the office is closed, there is a $XX charge to arrange to have someone meet you with the key. If a staff member is not available you must call BUSINESS NAME & CONTACT and the charge will be at your expense.
